The lien holder of a property will foreclose on that property, if the mortgage holder defaults on the loan agreement by not paying his monthly payments.
The lien holder is either a bank or a government agency, and they will take back the property from the mortgage holder after the default has occurred. But the trial is long enough for him to do enough research to make a decision on whether or not he is interested in the foreclosure market. Foreclosed properties may sell very fast, so it is important to be sure that the website is providing current information and is updated frequently.
